Konut kiralarında depozito yasal olarak üç aylık kira bedelini aşamaz. Evi teslim alırken ve teslim ederken fotoğraflı durum tespiti yapmak depozito anlaşmazlıklarının çoğunu önler. Depozitonun hangi şartlarda kesileceğini sözleşmeye yazdırmak iki tarafı da korur.
Tapu devri nasıl yapılır?
Devir, tapu müdürlüğünde randevuyla ve iki tarafın (veya vekillerinin) katılımıyla yapılır; öncesinde harç yatırılır. Satış bedelinin gerçek değerinden gösterilmesi hem yasal zorunluluk hem de ileride ceza riskine karşı önemlidir. İşlem öncesi taşınmazın borç, haciz ve şerh durumunu sorgulamak alıcının en kritik adımıdır.
DASK zorunlu mu, neleri karşılar?
Evet, DASK (zorunlu deprem sigortası) konutlar için zorunludur ve tapu ile abonelik işlemlerinde aranır. Depremin binada yarattığı hasarı poliçe limitine kadar karşılar; eşyaları kapsamaz. Eşya, yangın, su baskını gibi riskler için ayrıca isteğe bağlı konut sigortası yaptırılabilir.
