Devir, tapu müdürlüğünde randevuyla ve iki tarafın (veya vekillerinin) katılımıyla yapılır; öncesinde harç yatırılır. Satış bedelinin gerçek değerinden gösterilmesi hem yasal zorunluluk hem de ileride ceza riskine karşı önemlidir. İşlem öncesi taşınmazın borç, haciz ve şerh durumunu sorgulamak alıcının en kritik adımıdır.
DASK zorunlu mu, neleri karşılar?
Evet, DASK (zorunlu deprem sigortası) konutlar için zorunludur ve tapu ile abonelik işlemlerinde aranır. Depremin binada yarattığı hasarı poliçe limitine kadar karşılar; eşyaları kapsamaz. Eşya, yangın, su baskını gibi riskler için ayrıca isteğe bağlı konut sigortası yaptırılabilir.
Emlakçı komisyonu yasal olarak ne kadardır?
Taşınmaz ticareti mevzuatına göre satışta hizmet bedeli her bir taraftan satış bedelinin yüzde ikisini, kiralamada ise bir aylık kira bedelini aşamaz.
